~ ~Private home prices rise for the 13th consecutive quarter: According to the latest data from the Urban Redevelopment Authority, private home prices in Singapore increased by 0.6% in Q4 2022, marking the 13th consecutive quarter of growth.

〰️~ ~HDB resale prices continue to climb: In Q4 2022, the resale prices of Housing and Development Board (HDB) flats increased by 2.4%, marking the fifth consecutive quarter of growth.

~ ~Government announces new cooling measures: In November 2022, A new set of cooling measures aimed at slowing the rapid increase in property prices. These measures include increasing the Additional Buyer's Stamp Duty (ABSD) rates for both Singaporeans and foreigners, as well as tightening loan-to-value (LTV) limits for property purchases.

~ ~Increase the CPF Housing Grant for eligible first-time buyers of resale flats by up to $30,000, from the current maximum grant amount of $50,000 to $80,000. Eligible First-Timer families who submit their resale applications on and from 14 Feb 2023, 3:30pm will qualify for this increased CPF Housing Grant. The additional grant amount will be credited into their CPF account from Apr 2023 onwards.

After registering, they will have to wait out a 7-day cooling-off period before they can grant the buyers an Option to Purchase.

    If you're upgrading from an HDB flat to another HDB flat, eg. from a 4-room to a 5-room flat. For HDB flat, you'll have to dispose of your old flat within six months of having the new flat.
